What valet trash is
Valet trash is a doorstep trash collection service for multifamily communities. On scheduled service nights, residents set a tied bag of household trash outside their door. A crew walks the property during a set window, collects the bags, and takes them to the community’s dumpsters or compactor.
You’ll see it called several things: valet trash, trash valet, doorstep trash pickup, door-to-door trash service. They’re the same service. The property signs the contract with the valet trash company. Residents don’t.
How a typical service night works
Programs vary by provider and by property. At Redstone Valet, a service night looks like this:
- Residents set out bags by 6:00 PM. Bags go directly outside the unit door, tied, and no heavier than 25 lb.
- Crews collect between 7:00 and 9:00 PM. Uniformed crews in reflective safety gear walk each building on the route.
- Bags go straight to the dumpster. Nothing is staged in breezeways or stairwells. Trash moves from the door to the property’s compactor or dumpster the same night.
- Non-compliant bags get a courtesy note. A loose or overweight bag stays put, and the resident gets a door note explaining why.
Service usually runs four to five nights a week. Our standard schedule is Sunday through Thursday, and each property can set a custom schedule.
What it replaces
Without valet trash, every resident is responsible for getting their own trash to the dumpster. In practice, that produces a few predictable problems for the property team:
- Bags left in breezeways, stairwells, and outside doors overnight
- Overflow and loose trash around the dumpster or compactor
- Pests and odor near buildings
- Maintenance staff spending time picking up after residents
- Complaints from residents about neighbors who leave trash out
Valet trash hands that job to a crew on a fixed schedule. Residents get pickup at their door several times a week, and your team gets cleaner common areas and fewer trash-related work orders.
What kinds of communities use it
Valet trash fits most multifamily layouts. It’s especially useful where the walk to the dumpster is long or awkward:
- Garden-style communities with buildings spread across a large site
- Three- and four-story walk-ups, where residents carry bags down stairs
- Mid-rise buildings with a single trash room or compactor
Common resident rules
Almost every valet trash program has the same core rules:
- Bags must be tied. No loose trash.
- A weight limit per bag. Ours is 25 lb.
- A set-out time on service nights, and no bags left out on off nights
- Bags go directly outside the unit door, not in hallways or on stairs
Bulk items, furniture, and hazardous materials are generally outside a valet program and handled through the property’s normal process.
How properties pay for it
The property pays the valet trash company, usually a flat rate per unit, per month. How that cost reaches residents is the property’s decision. Many communities list valet trash as a monthly amenity fee in the lease. Others include it in rent or absorb it into operating costs. For more detail, see how valet trash pricing works.
