How much does valet trash cost?

Valet trash is almost always priced per unit, per month. The number depends on your property. This guide covers how pricing is structured, what moves the price, and what to look for in a quote.

The short answer

Valet trash is priced per unit, per month, and the rate depends on the property. Two communities with the same unit count can get different quotes because of layout, building type, and how far crews walk to the dumpster. Any provider quoting a firm number without walking the property is guessing.

We don’t publish rates for that reason. Every Redstone Valet proposal comes after a property walkthrough, as a single flat per-unit, per-month number.

How valet trash pricing is structured

You’ll usually see one of these structures:

  • Flat per unit, per month. The most common. One rate multiplied by the unit count. Easy for an asset team to model.
  • Per occupied unit. Billing tracks occupancy, which can help during lease-up but makes the monthly cost less predictable.
  • Flat monthly contract. A single number for the property regardless of unit count. Less common.

The base rate is only part of the cost. Read the contract for anything that can move the number after you sign.

Fees and terms to watch for

  • Fuel or equipment surcharges added on top of the per-unit rate
  • Annual escalators built into multi-year terms
  • Pass-through charges for supplies, signage, or resident materials
  • Setup or onboarding fees
  • Auto-renewal clauses with a narrow cancellation window

Redstone Valet prices on a flat per-unit, per-month basis with annual renewal, with no fuel surcharges or pass-throughs.

What drives the per-unit price

A provider pricing your property is estimating how much crew time it takes to service it well each night. The main factors:

  • Unit count. Larger communities spread route costs across more units.
  • Layout. Garden-style sites with many separate buildings take longer to walk than a single mid-rise.
  • Stairs and elevators. Walk-ups and elevator wait times both add time per stop.
  • Dumpster and compactor locations. The distance from buildings to disposal points matters on every trip.
  • Nights per week. Four nights costs less to run than five.
  • Access. Gates, controlled-entry buildings, and parking layout all affect the route.

How properties recover the cost

Many communities offset valet trash with a monthly amenity fee on the lease. Others fold it into rent or treat it as an operating expense that pays for itself in staff time and cleaner common areas. That decision belongs to the property and its owners.

If you plan to charge residents a fee, make sure it’s disclosed clearly in the lease or a lease addendum. Have your team or counsel confirm how fees need to be presented to current and prospective residents.

Comparing quotes

When you have more than one proposal, compare them on the same terms:

  1. What is the total monthly cost at your current unit count, including every fee?
  2. What does the price do in year two and year three?
  3. How many nights per week, and what service window?
  4. What is the contract term, and how do you exit it?
  5. Who do you call when a pickup is missed, and how is it handled?
